The site is currently a vacant piece of land surrounded by established commercial development. The purpose of this project was to provide an approved development plan set allowing our client to develop the site into a retail business site.

Abel Engineering Professionals, Inc. (AEP) worked with client’s architect to develop the site plan for the site and determine finished floor of each structure. Our engineering staff provided utility design, parking lot design, and performed a drainage study to determine optimal drainage design per local requirements, site restraints and client needs. This drainage design includes a roof drain system, storm sewer system, and water-quality pond.

The deliverables provided for this project include complete civil construction drawings including site plan, utility plan, striping plan, drainage and erosion control plan, geometric plan, and details as well as a Drainage Report and Erosion Control Operation and Maintenance Manual.

The work included coordination with client, architect, surveyor and the City of Colorado Springs Staff. City of Colorado Springs requirements and standards were followed.
